Our business hours are 24/7. Tenants who call at off times who have emergencies will be patched through to a live person in order to have the emergency assessed and addressed immediately. Moreno Valley Realty is a member of the California Apartment Association (CAA), California Association of Realtors (CAR) and the Apartment Associations of the Greater Inland Empire (AAGIE). All employees have completed the CCRM courses and are California Certified Residential Managers (CCRM). We constantly keep up to date with new laws and any changes in real estate through our associations.

All the following services are included for our clients:

Inspections of the units for move in, pre move out, move out, and other inspections as necessary.

Move Out Process for past tenants including the move out walk thru and providing their closing statement.

Vacancy Preparation to turn over vacant units for rent by doing inspections and overseeing the work performed to prepare the unit.

Marketing of vacant units including advertisement on Zillow, MLS, and other online websites.

Screening applicants including running credit checks, income verification, employment verification, and residential verification.

Singing New Tenants including preparation of new rental agreements, thoroughly going through all aspects of the agreement, and completing a move in walk thru with the new tenant.

Communication 24/7 to receive all correspondence from phone calls, emails or texts from applicants, tenants, or clients.

Record Keeping of all service orders, and tenant correspondence.

Contract/Lease Changes for current tenants such as lease renewals, rent increases or other changes in terms.

Delinquency Contact for any tenants that do not pay on time including emails, phone calls, letters, or in person meeting to attempt to collect unpaid rents. Includes working with rental assistance programs, setting up payment plans or working with a local law firm for an eviction as needed.

Posting Notices such as 3-day notices for unpaid rent, notices for breach of covenant or other notices as required by law to be served or posted at the tenant’s unit.

Hiring vendors, getting estimates, and looking into multiple bids for large jobs. This includes hiring and overseeing the completion of any necessary repairs and maintenance. Taking after hour and holiday emergency calls, responding appropriately and promptly to address issues.

Annual Inspections of units to check the smoke detector and CO detectors and see the inside of units to determine how the tenant is caring for the unit inside.

Keeping financial records of all transactions including security deposits, income, expenses, capital input, and owner distributions.

Paying all Property Related Bills such as invoices for handymen, HOA, gardeners, utilities, mortgages, property taxes, city license fees, or anything related to the property that you want to be paid.

Preparing and Providing Financial Reports to you such as rent rolls, work order directories, general ledgers, P&L, and cash flow.

Distributing Funds generated from rents to you on a regular basis that are either deposited directly into your bank account or mailed to you by check.

Moreno Valley is a city in Riverside County, California and is part of the Riverside-San Bernardino-Ontario Metropolitan Area. It is the second-largest city in Riverside County by population and one of the Inland Empire's population centers. As of the 2020 census, the city's population was 208,634. Moreno Valley is also part of the larger Greater Los Angeles area. The city derived its name from the small community of Moreno, which became part of the city of Moreno Valley when the city was incorporated in 1984. Frank E. Brown, one of the founders of the community of Moreno in 1882, declined to have the town named after him, but to honor him, the town was named Moreno, Spanish for brown. Source: Wikipedia
