You have a property I want to rent. How do I apply?
There are multiple ways to submit an application depending on your preference. You can submit an application by printing the application from the website then mailing, faxing or emailing all items required. Or you could create an account with RENTcafe.com and complete an online application through their website. After you submit a completed application you will be contacted and updated on the application process. -
Who needs to apply for a property?
Any individuals 18 or over who will be living at the property will need to submit an application. -
Who needs a cosigner?
A cosigner can be used when income does not meet the requirements. A cosigner applies just like a co-applicant who would be living at the property, but they will not be living at the property. -
How long is the application process?
The process time can vary based on the number of applicants for your application, and the time it takes to verify employment and income for each applicant. It could be a day or a week. -
What can I do to get my application processed more quickly?
To help this process be as fast as possible, make sure all items required are submitted by all applicants. Be available to respond to any questions that may arise during the processing. -
What do I pay at lease signing?
Upon signing a new lease, one month’s rent plus the security deposit will need to be paid. We do not collect last month’s rent. -
What is a move in Prorate and when is it due?
The initial payment at move in pays for the first 30 days of rent. The move in prorate will be due at the end of those 30 days. The amount of the move in prorate is calculated based on the number of remaining days up to the first of the next month. The amount and due date are included in the lease. -
When is rent due?
After the move in prorate is paid, rent is always due on the 1st of the month. -
How do I pay rent?
Rent can be paid by mailing payment in form of a personal check, money order or cashier’s check to our mailing address at 17130 Van Buren #401 Riverside, CA 92504. Alternatively, once you set up your tenant portal account using your email, you can pay rent online at RENTcafe. For a small transaction fee, payments can be made on RENTcafe from a bank account or a credit card. -
When is rent late?
If your rent is due on the 1st of the month, then it is late on the 2nd. -
When is a late fee charged?
When rent is paid late, there is typically a five-day grace period before the late fee is charged. Refer to your rental agreement for the details regarding late fee charges. -
If I forgot to pay rent on time, can I get my lafe fee waived?
A request to waive a late fee can be submitted in writing, however late fees are generally only waived in the case of bank errors. -
Is the security deposit refundable?
Yes. Security deposit paid at move in is fully refundable as long as the property is left in the same condition as move in less normal wear and tear, and account balance due is zero at move out. -
I want to get a pet. What should I do?
Pets must be authorized by management. Before you get a pet, contact your property manager to make sure that pets are allowed at your property. An rental agreement addendum will be prepared for both parties to sign that permits the pet and increases your security deposit. Security deposits are fully refundable at move out as long as the unit is left clean and not damaged. -
I want to move out, but my roommate wants to stay. What do I do?
There is a process to move out one tenant and not another that needs to be followed. Contact your property manager for more info. -
My lease expiration is coming and I want to move out. What do I do?
If you want to move out at the end of your lease you should submit a 30 day written notice within 30 days of the move out date. -
Who is responsible for paying for repairs & maintenance requests?
Most repairs are paid for by the owner of the property. However, a tenant may be held responsible for repairs for damages that they caused, or for any damages caused because they failed to report a problem. These tenant charges could arise from excessive damage caused by what started off as a small leak, or costs of a water bill due to a running toilet, for example. -
Who is responsible for cleaning?
Tenants are responsible to keep their apartment, condo or house clean during tenacy. For example: Build up on walls in bathrooms from condensation, dirty toilets, dirty walls or doors, and carpets all need to be reguarily cleaned by the tenant or a cleaning service company paid for by the tenant. Carpet should be professionally cleaned twice a year. Any costs associated with cleaning are the responsibility of the tenant. -
Who is responsible for yard upkeep?
If renting in an apartment complex, the landlord is responsible for upkeep of common yard spaces. Tenants are responsible for private areas, fenced areas or if renting a house the tenant is responsible for their yard. A landlord sometimes will pay for a mow & blow gardening service, but the tenant is still responsible to maintain a yard in the same condition as it was at move in by watering the yard and keeping it clean. -
Who is responsible for tree trimming?
Landlords pay for tree trimming. Trees are usually inspected once a year to evaluate if they require servicing. Tenants are not to trim trees or remove any landscape without permission from landlord or they could be responsible for the costs of restoration. If there appears to be a fallen branch or tree that needs attention, tenants should immediately report this to the landlord. -
When moving out, what are my responsibilities as a tenant?
A signed 30 day written notice is required to be submitted to management. Rent needs to continue to be paid on time. Unit needs to be cleaned to the same condition as it was at move in. Carpet needs to be professionally cleaned. Any rented yard space needs to be restored to the same condition as move in. Any damages caused by occupants, or their guests, needs to be repaired.
